Watermark at Katy Ranch is to be a multifamily community of Class A apartment homes located in the master-planned retail development of Katy Ranch Crossing. The community, which will employ the award-winning Big House and e-Urban design concepts, will consist of 234 luxury apartment homes with one, two, or three bedrooms. One hundred of those apartments will feature direct access one- or two-car garages. The community also will include a resort-style pool and clubhouse.
The Big House concept involves designing apartments to resemble and function like single-family homes. E-Urban design allows more cost-effective and efficient land use by allowing more units to be developed per acre than is possible with traditional designs.
Several large retail and lifestyle centers, including La Centerra at Cinco Ranch and Katy Mills Mall, are located near the Katy Ranch site. Katy Mills offers 200 stores and approximately 1.3 million square feet of retail space. La Centerra offers 344,000 square feet of retail space and is in Cinco Ranch, a master-planned community that is 3.5 miles west of Katy Ranch. The community is seven miles east of Houston's Energy Corridor, which is home to many of the major energy companies headquartered in Houston.
Katy, located in West Harris County, is one of the fastest-growing markets in the nation. In 2009, Business Week ranked Katy second in the nation among "America's Biggest Boomtowns." A January 2011 article in the Houston Business Journal ranked Katy the number one "Most Notable High-Growth Area" in a list of the top 10 growth areas in the country provided by an independent third party research firm.
Thompson Thrift Construction of Terre Haute is the general contractor for Katy Ranch. The architect for the project is Dallas-based Humphreys & Partners Architects, L.P., which originated the design concepts being used.
