Watermark Residential is a nationwide developer and builder of Class A multifamily communities with a focus towards neo-traditional design. The company concentrates on developing sites in growth areas near new retail, high-end homes,employment centers and in markets with an increasing demand for rental housing.

Founded by Eric Garrett, Watermark Residential is a partnership with John Thompson and Paul Thrift of Thompson Thrift, a commercial development and construction company based in Central Indiana. This new venture was created to capitalize on the principals' extensive development and transactional experience in the multifamily industry and to establish a platform for future value creation.

For more than 20 years, John Thompson and Paul Thrift have grown Thompson Thrift into a family of full-service real estate development, architecture and construction companies seamlessly integrated and engaged in the development, acquisition, construction and management of commercial real estate.

Watermark Residential, through our partnership with Thompson Thrift, offers a turn-key operation with development, design, construction and architectural services under one roof.

Since 1986, the principals of the Watermark team, through various entities, boast well over $1 billion experience in all aspects of investment real estate ranging from brokerage, development, finance, site selection and property management.

Throughout the careers of Watermark Residential's team of real estate professionals, we have completed more than 25 multifamily transactions in 13 states across the country in excess of 8,000 apartment units. In addition, millions of square feet of high-end retail, office and hospitality space have been developed and or constructed in 45 states.
